The Basic Service

TDRP services are normally provided in Stages as follows:-

Stage A Inception
Initial Meeting with Client to discuss the design brief and determine cost limits and timescales, to advise on the need for independent consultants such as Engineers, Quantity Surveyors, Planning Supervisors etc. and give advice on possible types of Contract and tender.

Stage B Feasibility Studies
Preparing tentative proposals for discussion and development with Client and for preliminary discussion with authorities, consultants etc.

Stage C Final Scheme Drawings
Preparing final scheme drawings and details; submission to client and suitable for submission under Town & County Planning Acts.

Stage D Detail Design
Commencing production information drawings for contractors use. Developing scheme to a stage suitable for submission under Building Regulations and other statutory requirements, and completion of applications for statutory approvals where necessary. Design team leaders duties and liaison with independent consultants where appointed if required.

Stage E Production Information
Proceeding with production information including drawings, schedules and specifications suitable for tender purposes. Continued liaison with independent consultants where appointed.

Stage F Contract Tenders
Inviting building contractors and specialist sub contractors and suppliers to submit formal tenders and quotations for the work. Considering offers received and making recommendations thereon for the client.

Stage G Contract Administration
Preparing or assisting with the preparation of contract documents as necessary. Giving instructions to appointed contractors on behalf of the client and inspecting work in progress from time to time to determine whether the contractor is fulfilling his obligations under the contract. Carrying out other administrative duties entailed. Certifying interim applications for payment on account of work properly carried out, considering and agreeing final Certificate of Payment due under the contract. Supplying client with a set of “as built” drawings and arranging for client to receive service drawings and maintenance manual if required.
