Do ask for regular checks on costs.
Do get reliable building cost estimates if on Percentage Fees.

Don’t pay any money up front.
Don’t offer cash for a better deal.
Don't assume that your Consultant knows what you want. Write it down.
Don't hope you can afford it and then be upset when you can't. Agree a budget and Fees at the start.
Don't accept a much lower estimate before you know why.
